Prepping Your Open House

Open houses are back, and they are packed! With inventory continuing to stay at record lows and interest rates holding steady in the high 2% range, the balance of buyers to sellers is more skewed than ever.

For sellers, this is great. However, that doesn't mean you can be complacent with prepping your home for a weekend of open houses. 

If anything, now more than ever you have a reason to stand out and have that one or two buyers fall in love with your home. After all, money is cheap and competition is high.

Here are 5 things you want to make sure you address before you open your home for the rush of showings over the weekend.

A MESSY HOME

You may think this goes without saying but you'd be surprised what some people think is clean and some people think is messy. 

Having a professional cleaning company is paramount before showing your home to prospective buyers. While tightening up is appreciated, deep cleaning is necessary. 

We're talking about getting the dust off of the baseboards, making sure your garbage disposal doesn't smell and seeing your reflection in the window shine.

PETS

We all love them! Well, most of us, but they don't belong in an open house. Many times we have sellers just block off a room in the house (laundry, garage) and keep the pets in there during the open house.

This is a big problem. Buyers need to inspect the entirety of the home and also do not want to feel uncomfortable or feel like they missed something because they did not have full access.

Remember, real estate is emotional and the best offers are from buyers who fall in love with their surroundings.

BAD LIGHTING

Let there be light! A dark room , entrace, bedroom, can turn ruin and otherwise great showing. 

If your home doesn't have a dedicated ceiling fixture in certain rooms, make sure you buy and place stand alone lighting to help iluminate your homes dark areas.
