People love talking about real estate, I mean, one would argue you could even make a few successful shows based on it. That doesn't mean that everyone knows what they're talking about, likely the opposite. If you've ever gotten a tip from a neighbor or your Aunt Debbie's hairdresser, it's best you take it with a grain of salt. Here are the top 4 myths in residential real estate.

Myth #1:

It's better to get pre-approved AFTER you find the home you want.

REALITY: You should get pre-approved BEFORE you even begin your home search so you know your budget and can act quickly when you're ready to make an offer. It makes your offer stronger to sellers too.

Myth #2:

Renovating your house will definitely net you more money when you sell.

REALITY: Some renovations may be necessary, but not all of them. Your trusted agent can advise you on what's important to fix before you sell, and what's not.

Myth #3:

It's better to price your house on the high side when you're selling.

REALITY: A house that's priced competitively will likely sell faster and attract multiple offers.

Myth #4:

Always start with your lowest offer when buying a home.

REALITY: In a competitive market like we have today, you may not get a second chance. Depending on the days on market, it is usually best to come in with your highest, or close to it.

It's better to get pre-approved AFTER you find the home you want.
